All properties come with a limit on the number of guest occupants that is determined by the City. Contracts for guest parties over the limit number of guests licensed for the home will not be processed. When booking a property on-line a guest will be able to view the maximum occupancy of the home of interest. There is a small fee for each occupant over two per bedroom count. So on a three bedroom the first six are included in the rate, guests seven and eight will incur the small additional fee, please see our site for exact details.

You can reserve a property by calling 305-390-2315 or searching this website. Start by entering the dates that you are requesting for your stay under the search parameters Arriving and Departing and a list will be produced. Flexible travel dates? Try another search to see what else is available!

Guests can also search for available dates for a specific home by calendar view. Once on the specific property page you desire, scroll the Calendar for availability! If you cannot find what you need please call our customer service line they are happy to assist you and may even have a small discount you can apply.

Some of our homes are pet-friendly and will allow small dogs with a nominal pet fee per week. This will vary by home and will be stipulated on the reservation or you can call our office for assistance.

Although we at Coco Plum Vacation Rentals personally own and adore our pets we understand some folks prefer a Pet Free environment and we have homes suitable for you as well!

  • Damage Waiver Policy is in lieu of a security deposit. Therefore the damage waiver fee is included in the total balance due and no additional monies are required.
  • This is a non-refundable fee which covers the guest up to $1500.00 against un-intentional damages to the rental property provided you immediately notify us. Subject to managements approval.
  • Intentional damage and pet damages are not covered!

Do you offer trip insurance?

Reservations may be canceled but here are no refunds without travel insurance

We recommend that a guest purchase trip insurance should they be concerned with the possible need to cancel. This protects a guest for many things which would render the need to cancel including hurricanes, air travel delays or cancelations and some medical conditions.

During the online booking process, you can add one of the two offered policies.

Trip insurance comes with a 10-day free look. Within 10 days of purchase, cancel the trip insurance for any reason.

Coral Lagoon and Hawks Cay properties are the only homes that can be rented on a nightly base with a 2-night minimum. All other homes are for stays of 7 nights minimum or longer.

If a customer is unsure of something about a home, they should look closely at the properties description and amenities listed on this website or feel free to call us or drop an email.

The property page for each property is very comprehensive and therefore:

  • The home doesn't come equipped with it if it is not listed under description or we do not guarantee that it will if you have not asked during the time of your reservation
  • Homes featuring Cabana Club for example state under the property description that they include cabana club membership.

Cabana Club is an establishment on the Atlantic Ocean featuring lively bar, restaurant, private beach and pool privileges to members. This is included only with designated properties.

No money is refunded unless you have an insurance policy. We encourage the purchase of travel insurance to protect your vacation investment fully.

Initial deposit is half down with final payment due 60 days in advance of stay.

Deposits made by credit card only and we accept discover card, visa or master card.

Balance may be paid by Echeck or your credit card on file will be charged automatically when payment is due 60 days prior to the guest stay.

Arrival and departure information and ALL other instructions are delivered automatically through guest email.

Check in at 5:00 pm or later and check out is at 10:00 am or earlier.

Cleaning fees are paid by the guestt and will be clearly stipulated on the reservation confirmation.

For homes that include dock space that is a free amenity. Please check the property description for those details along with the availabity of trailer storage.

Some homes do not offer boat trailer storage. Trailers can be stored at Whalers Plaza in Marathon just outside of Key Colony Beach across the street from state boat ramp.

There are extensive boat ramp and marina optionsfor trailer storage.

Whalers Plaza is located on northbound lane route 1 at Fred’s Beds appx. MM 45. Customers must make their own arrangements and we do not quote prices.

Two cars maximum at resort homes; 1 car may be parked at the unit with a second spot available at the clubhouse near resort entrance.

  • Two cars at duplexes
  • 4 cars at non-resort homes
  • We do not accept Winnebago type campers

  • CoCo Plum Beach - 5 minutes at mm 55
  • Curry Hammock State Park - 10 minutes at mm 56
  • Sombrero Beach - 10 minutes at mm 50
  • Sunset Park - 5 minutes at mm 54

90 day cancelation policy- cancelation must be requested within 90 days of check in date. A full refund will be issued less a $350 cancelation fee if canceled within 90 days. No refunds issued past the 90 day cancelation window. It is strongly advised to purchase travel insurance.
