1. What are the Occupancy Limitations?


All properties come with a limit on the number of guest occupants.  Contracts for tenant parties over the limit number of guests licensed for the home will not be processed.  When booking a property on-line a guest will be able to view the maximum occupancy of the home of interest. 


2. How do I make a  Reservation?


2A.You can reserve a property online at www.keysrentalsonline.com or Call 305 289-2212

2B. Enter the dates that you are requesting for your stay under the search parameters arriving and departing.  If your arrival or departure dates are flexible than a guest can try one or more searches with different dates and they will likely find that different properties will come available.

2C. A guest can also search for available dates for a specific home by calendar view.   Click on view all properties from our home page at www.keysrentalsonline.com and then click on the desired rental property address and view its calendar there.


3. Do your properties allow pets?


Some of our homes are Pet-Friendly and will allow small dogs with a nominal pet fee. This will vary by home and will be stipulated on the reservation or you can call our office for assistance.

Although we at Coco Plum Vacation Rentals personally own and adore our pets we understand some folks prefer a Pet Free environment and we have homes suitable for you as well.



4. Do you collect a Security Deposit? What is the $69 Insurance damage waiver policy?


a.     Damage Waiver Policy for $69 is in lieu of a security deposit.  Therefore the 69.00 damage waiver security insurance is included in the total balance due and no additional monies are required.

b.    This is a non-refundable $69 insurance policy which covers the tenant up to $3000 against un-intentional damages to the rental property.

c.    intentional damage is not covered

e.    Everything you need to know opens in a pop-up box during the online booking process by clicking on security deposit insurance next to the CSA symbol

4. (A.) Security Deposit refunds will be returned by the 15th of the month following the guest's rental termination date provided the property is left undamaged, without additional cleaning, furniture not rearranged and trash removed. Damages that may be claimed are not limited to the amount of the security deposit and shall include any and all costs incurred to recover such damages including attorney fees.


5. Do you offer Trip Insurance?


Reservations may not be canceled


    a. We recommend that a guest purchase CSA trip insurance should they be concerned with the possible need to cancel.  This protects a guest for many things which would render the need to cancel including hurricanes, air travel delays or cancelations and some medical conditions.


    b.  During the online booking process, you may Click on why choose CSA guest protect right next to the 2nd CSA symbol for a pop out box which explains everything a guest would need to know about the CSA trip insurance.


    c. Trip Insurance is at the cost of 7.65% of the rental rate


    d. Trip insurance comes with a 10-day free look.  Within 10 days of purchase, cancel the trip insurance for any reason.


6. Do you have a Minimum Stay?


Coral Lagoon and Sombrero Resort properties are the only homes that can be rented on a nightly base with a 2-night minimum. All other homes are for stays of 7 nights minimum or longer.


7. What are the Amenities and Description of Rental Properties?


If a customer is unsure of something about a home, they should look closely at the properties description and amenities listed at https://www.keysrentalsonline.com/ or feel free to call us or drop an email


The property page for each property is very comprehensive and therefore:


        a. The home doesn't come equipped with it if it is not listed under description or we do not guarantee that it will if you have not asked during the time of your reservation


        b. Homes featuring Cabana Club for example state under the property description that they include cabana club membership.


8. What is Cabana Beach club?

Cabana Club is an establishment on the Atlantic Ocean featuring lively bar, restaurant, private beach and pool privileges to members. This is included only with designated properties.


9. What happens during Mandatory Evacuations?


No money is refunded unless you have a CSA policy.  We encourage the purchase of travel insurance to protect your vacation investment fully.


10. What is the Tax rate?


12.5% total

12. How do you collect payments?


Initial deposit is half down with final payment due 60 days in advance of stay.


Deposits made by credit card only and we accept discover card, visa or master card. 


Balance may be paid by Echeck or your credit card on file will be charged automatically when payment is due 60 days prior to the guest stay.


14. What is the Arrival and Departure information?


Arrival and departure information and ALL other instructions are delivered automatically through guest email.


15. What times are Check-in and Out?


Check in at 5 pm or later and check out is at 10 am or earlier.


16. Is Cleaning charged extra?


Cleaning fees are paid by the tenant and will be clearly stipulated on the reservation confirmation. 


17. Do you include docking?


All properties offer a free 30 ft ( or larger) dock slip at the property

Except the Ocean Isles, Hawk's Cay and Sombrero Resort which either have no docking, or you will need to call the facilities these homes are located to arrange boat dockage with them.  


18. Where can I store my Trailer?


Resort Properties and 1/2 duplexes do not offer boat trailer storage.   Trailers can be stored at Whalers Plaza in Marathon just outside of Key Colony Beach across the street from state boat ramp.

Whalers Plaza is located on northbound lane route 1 at Fred’s Beds appx. MM 45.  Customers must make their own arrangements and we do not quote prices.



19.  What are the Parking restrictions?


        a. Two cars maximum at resort homes; 1 car may be parked at the unit with a second spot available at the clubhouse near resort entrance.


        b. Two cars at duplexes


        c. 4 cars at non-resort homes


        d. We do not accept Winnebago type campers


20.  Where are the Boat Ramps?

21.  Where are the Beaches?


Distance by car from the Indigo Reef or Coral Lagoon Resort


Cocoplum beach - 5 minutes at mm 55

Curry Hammock State Park - 10 minutes at mm 56

Sombrero Beach - 10 minutes at mm 50

Sunset Park - 5 minutes  at mm 54



22.  How do I Cancel a Reservation?

If you cancel your reservation or any portion of your stay no monies will be refunded unless you have purchased the CSA travel insurance.  We do offer CSA trip insurance at 7.65% of the rental rate for guests who may need to cancel, have trip delayed due to canceled air travel or are concerned with hurricane season stays. If you need to cancel is not covered under the travel insurance Policy than you are bound to the reservation.
